 Pros - Use your 'already on payroll' staff to manage packages/delivery drivers or have the delivery drivers simply take the packages to the resident's door. This is a seemingly low-cost way to manage the package problem, it can work quite well at a low volume of packages and delivery drivers, minimal equipment to purchase and personal interaction with residents,  secure option.  

Cons - leasing staff does not like managing packages/delivery drivers, residents can be upset with misdeliveries and blame the leasing staff, opportunity cost of spending time on packages and not leasing apartments can be high, residents must wait for when office is closed or staff is touring new residents - very inconvenient, solving the package problem with labor is expensive and more labor is likely in the future, difficult to scale, staff turnover causes disruption, no resident e-commerce package returns.

Pros -  Lockers have been around for a long time (100+ years), they can be relatively inexpensive to install in limited quantities, can be installed on outside walls (in moderate climates), possible ancillary income, easy resident pickup of packages, secure option. 

Cons - Not a high-tech, modern, smart solution, quite expensive for high package volume properties - many lockers required, not space-efficient (think FedEx envelope in a large locker), overflow easily, do not manage the growing delivery driver problem (dumping packages), no built-in live delivery driver training/monitoring, does not authenticate drivers at the gate, does not handle large/oversized/odd-shaped/heavy packages well, difficult to scale, not software-driven, not future-proof, not climate controlled (items freeze/melt), slow for delivery drivers to load (blocking the lockers).

Pros - Products like Fetch offer the opportunity to partially get your staff out of managing packages and delivery drivers, no equipment to purchase, fast implementation, secure (unless package is left on the resident's doorstep), one monthly fee, possible ancillary income, cancel anytime. 

Cons - Fetch is in limited markets, using manual labor to solve the package/delivery driver problem is inefficient and expensive, this is not the way the world is solving complex problems today, costs will likely continually increase for apartment owners using this method as package/delivery driver volumes grow, this solution can be inconvenient for residents as retailers are delivering in one-two hours now and they won't know to deliver to a remote warehouse thus they will deliver directly to the property (more delivery drivers), residents cannot do e-Commerce returns in the community, residents have to be home to safely receive packages which is inconvenient, using more fossil fuel to move packages is not green.
